Why is a home inspection important?


A home inspection is an objective visual examination of a physical structure and systems of a home, from the roof to the foundation. The standard home inspector's report will include an evaluation of the home's heating and cooling systems, interior plumbing and electrical systems.  The attic and visible insulation, walls and ceilings, floors, windows and doors will also be inspected as well as the foundation, basement and visible structure. 

 
Because buying a home is usually the biggest investment you will ever make, you should learn as much as you can about the condition of the property and the need for any major repairs before you buy, so that you can minimize unpleasant surprises and difficulties afterward.  Of course, a licensed home inspector will also point out the positive aspects of a home and the maintenance that will be necessary to keep the home in good condition.  After the inspection you will have a much clearer understanding of the property you are about to purchase, and will be able to make a confident buying decision. 

Before you sign a contract for purchase, be sure there is an inspection addendum in the contract, making your purchase contingent upon the satisfactory findings of a professional home inspection.  This addendum should specify the terms to which both the buyer and seller are obligated.  Once the contract is ratified (signed by both parties), your realtor will typically call a licensed home inspector to schedule the inspection.  It is always nice to have the purchasers at the inspection to go through the home with the inspector and hear the report first hand. 

No home is perfect.  If the inspector finds problems, it doesn't necessarily mean you shouldn't purchase the home.  A seller may be flexible with the purchase price or contract terms if major problems are found.  This is one of the instances where it is nice to have a qualified, licensed realtor who will work for your best interests.
